Estate Sale Tips

What to Secure Before an Estate Sale Consultation

A calm first-pass checklist for protecting personal, legal, and irreplaceable material before the sale team arrives.

Start with the truly personal

Set aside identification, financial papers, medication, keys, photographs, legal files, military records, jewelry you plan to keep, and anything promised to a family member. Label the keep area clearly.

Do not pre-clean the value away

Aggressive polishing, washing, stripping, or repair can change condition and value. Leave unfamiliar items as found until they can be reviewed.

Keep collections together

Boxes, paperwork, accessories, and original packaging often help identify an item. A complete group is easier to research than pieces scattered through the house.

Make one shared decision list

Write down exclusions, family claims, access restrictions, deadlines, and the person authorized to approve decisions. That single list prevents mixed messages later.

Then stop sorting

You do not have to solve the entire house before asking for help. A consultation is most useful when we can still see the property's full picture.
